Integral projects where engaged by JLL to develop our new head office in Bristol. The Projects Team have relished the opportunity to showcase their capabilities for their colleagues.

A fully integrated solution utilised all our in house divisions completing the full fit out, including build, M&E projects, air conditioning, controls and our JLL Smart Tech Systems for space management and optimisation. We worked in tandem with our in house design team to develop a base concept for relocating the 6 departments from separate offices to a new master head office.

We engaged the individual stakeholders to identify mood and feel for the space layout prior to producing design along with target costs for sign off over a 3 month pre-construction and design period.

Construction was delivered over 16 weeks for full CAT B fit out, and works included providing exceptional office space for 175 employees with the installation of 9 meeting rooms, a canteen, break out area and tea points for staff to meet and relax.. All required the necessary modifications to existing MEP systems to the highest standards of quality.

The installation of folding partitions within several meeting rooms was required to give flexibility in room size. This required the installation of hot rolled steel beams to carry the loads of the movable walls. We surveyed the existing structure and our Structural Engineer designed the new beams along with connection detailing to ensure that the existing structure was not compromised. 

The use of partitioning and glazed screens to create new meeting rooms meant that additional condensers and ducting needed to be installed to supplement the existing MEP system.

A smart management system and electric car charging points were installed. The opportunity to add a splash of colour to the new partition walls was seized by using bold images of employees at work, alongside local Bristol iconic scenes.  

High quality finishes and a top acoustic performance have attributed towards achieving a SKA Silver rating.

Negotiated lease rates and clauses, supported legal discussions, landlord engagement including wayleaves, project management and cost analysis.

Tetris — design

Design & planning

Developed initial spatial layouts to understand space utilisation, seating capacity. Room layout and visualisations for the office and developed the design to Stage 4A to enable construction works to commence.
